Availability: For Lease or Purchase
Size: 240 Acres
Opportunity Park is a fully-entitled industrial park located on coastal Wakulla County minutes from Tallassee, Florida. Over 240 acres are available for lease or purchase with infrastructure already in place. The property is owned by a single landowner and is within an Opportunity Zone.
NG Wade Investment Company, owner and developer of Opportunity Park, will build to suite and lease or sell. The site is located on Commerce Blvd. in Wakulla County, just south of Tallahassee, and has immediate access and all necessary utilities at the site's boundary to facilitate rapid development for new and expanding businesses.
NG Wade has several building design options to choose from, allowing the company to customize its facility. The park is transected by existing roadways allowing multiple scaled buildings and is within 17 miles of I-10 either east or west of the park.
CSG International, a major Corporate Service Provider, is an existing business in Opportunity Park that distributes to the eastern seaboard states. The park is zoned industrial, and the site plan approval process is handled locally without requiring any public meetings. As such, NG Wade can expedite a Built-to-Suit option by fast-tracking site plans and building plan approvals with the county. The Wakulla EDC is a true public-private partnership partially funded by the Wakulla County Board of County Commissioners, ensuring that the county government remains apprised of the needs of the company along the way.
In addition to coordinating the local reviews, the Wakulla County EDC can leverage existing relationships with regional and state permitting agencies, including the Department of Environmental Protection to help facilitate the required air permitting process.
The rectangular site is designed to accommodate most business uses. The gentle topography is located at 20' above sea level, with only portions of the overall property lying within the FEMA floodplains. The lower elevation areas are suited for stormwater management facilities, with the majority of the site containing Grade A soils as per the National Resource Conservation System data.
